The challenge
To regenerate a disused site which consisted of:
- A vacant and semi-derelict former bonded warehouse (the Whisky Bond)
- A vacant and semi-derelict former Sugar Bond
- An area of associated derelict land
The solution
Cuckfield Group conducted a full evaluation of the property and produced a comprehensive feasibility report, which led to the submission of a detailed planning application, incorporating:
- a landscaped courtyard
- daylight and wind analyses
- environmental assessments
After extensive consultation with Scottish Heritage and the Edinburgh Planning Department, Cuckfield Group obtained planning consent for the re-development of the Whisky Bond to 110 residential units, the Sugar Bond to 22,000 sq ft of offices and a new 24,000 sq ft office building (Anderson House) on the derelict land opposite the Sugar Bond.
The added value
The regeneration of the historic, landmark site brought employment to the area,
significantly improved the landscape and amenities, and helped restore the vibrancy
of Leith.
At the end of the project the uplift in value was substantial after all costs.
